The day

8 reels in about 3 hours. 3 to 5 beats per scene, 15 to 20 minutes each. Group by location and outfit.

›Director's reminders

No memorizing. Feed her one line at a time so she never holds a full script on camera.
Short takes, 5 to 10 seconds. As many as it takes. Editing hides the reps.
B-roll carries half. Voiceover gets recorded separately at the end, relaxed and off camera.
Roll the whole time. The best candids happen before she thinks we are filming.
One voice on set: the director. Everyone else stays quiet so she is not performing for a crowd.

Voiceover, read relaxed and off camera

An hour before closing, the walk-through turns up a leak and a dead fireplace. I don't flinch. I make two calls. By the time we are at the table, it is handled.

2Close-up under the sink, a slow drip into a bucket. We mist the pipe so it beads and drips, nothing is actually broken.

5He is in the fireplace with tools, adjusting something. Fire gets added in post.

6The fireplace, now lit.

Method Leak is a misted pipe dripping into a bucket, nothing broken. Fireplace is the handyman with tools, fire added in post.

Then on speaker, the voice delivering the yes: “Congratulations, your offer was accepted. It came down to how you presented it.”

My clients had already moved out of state. The inspection wanted alarms, detectors, an HVAC service. I handled every item and sent back a clear certificate.
