Inquiry + tier confirmation

Send the listing address and approximate list price. We confirm the tier within the same business day and lock the production scope before it goes on the calendar. No back and forth on quotes.

Scheduling + prep brief

A short prep document goes to the seller covering tidy-up priorities, lighting, and pet considerations. This is where most photographers cut corners. We do not.

On-site production

Lead shooter arrives on time, every time. For Premier and Estate tiers, the assistant handles continuity, lighting prep, and any agent-on-camera coaching. Sellers are often surprised how fast the crew moves once it starts.

Post-production

Editing happens in a dedicated post window, not in the truck on the way to the next gig. Color, sky, lawn, lens correction, and selective brightening are standard. No outsourced editing pools.

Delivery + distribution

Branded gallery link with MLS sized and social sized exports already separated. Video includes vertical and horizontal cuts. Drop the files straight into the listing and into Reels without re-rendering.

How do you decide which tier a property falls into?
Final tier is based on the listing price, not square footage. A 1,400 square foot condo in Center Valley priced at $725K is a Premier listing. A 3,800 square foot home in a tertiary market at $295K is a Listing tier. Pricing reflects what the property is asking the marketing to do.
What if the property sits between tiers?
We round to the closer tier. If you would rather sit in the higher tier for a stretch listing or a luxury-positioned mid-market home, we will quote that scope. High-volume agents can also negotiate annual retainer rates.
Do you offer volume pricing for high-producing agents?
Yes. Agents booking 4+ listings per month get a standing 10% reduction on Tier 1 and Tier 2 packages. Brokerages and teams booking 10+ per month qualify for a retainer model. The crew gets paid the same. The savings come out of studio overhead, not the photographers.
Who actually owns the images?
TM Productions retains copyright per industry standard. The listing agent and seller receive a perpetual, royalty-free license to use the images and video for the marketing and sale of the property. No additional payment if the property re-lists with the same agent within 12 months.
What happens if the property does not sell and we re-shoot?
A second shoot inside 12 months at the same listing receives a 30% courtesy reduction. New seasonal context often justifies the second pass on Premier and Estate tier listings anyway.
Why a tiered pricing model instead of a flat rate?
Flat pricing either underpays the crew on luxury work or overcharges on starter homes. Tiering ties the production budget to the property's marketing demand, which protects everyone in the workflow and makes the value proposition obvious.
